Espai Barça is an essential project to keep FC Barcelona at the cutting-edge of the sports world, ensuring the Club's future viability and maintaining the governance model, in which the more than 144,000 Club members are the owners.

It involves remodeling all the facilities that FC Barcelona has in the Les Corts neighborhood of Barcelona, ​​and the Johan Cruyff Stadium at the Ciutat Esportiva Joan Gamper in Sant Joan Despí.

FINANCING MODEL

Espai Barça will be the largest and most innovative sports complex in the heart of a European city. A unique project: up to €1.5 billion in investment, 18 hectares of land in a central location in a city like Barcelona, ​​and with 350,000 m2 of roofing. 

Financing structure

Espai Barça is an essential project to keep FC Barcelona at the cutting-edge of the sports world. Therefore, an innovative financing structure has been designed that respects the three red lines approved in the referendum: Espai Barça finances itself through the income generated by the project itself, which means never mortgaging the Club's assets, never depending on the members for revenue, and never jeopardizing the sports management.

WITH ADDITIONAL REVENUES FROM THE NEW PROJECT

Financing is based on the additional income that the project will generate thanks to new hospitality offerings, sponsorships and title rights, the Museum and its visits, ticketing and catering, as well as the management of new assets and events generated by Espai Barça.

WITH GUARANTEES FROM ESPAI BARÇA ITSELF

The Club has negotiated financing at an estimated average net interest rate of 5.53%, with 20 international investors.

GRACE PERIOD DURING THE CONSTRUCTION PHASE

During the construction period, and until the completion of the renovation of the Stadium in 2026, the principal is not repaid. In addition, 100% of the construction costs and interest during the work, which began on June 1, 2023, are guaranteed.

MOBILIZATION OF UP TO €1.5 BILLION

At the Assemblies held on October 17 and 23, 2020, the commissioners approved by a wide majority the authorization to carry out the necessary actions to subscribe to an operation to finance up to €1.5 billion. This figure was also subsequently approved by the members in the referendum of December 19, 2021.
